INFORMATION FOR TENANTS

We let and manage houses in and around the Bristol area.
The procedure to follow is :-
- Contact us providing brief details regarding yourself and type of accomodation required.
- We will then search for properties to meet your requirements and arrange viewings.
- Answer any queries you may have and give advice.
We will fit in with your schedule and viewings can take place during evenings/weekends.
When you have decided to accept a property we will require a 'holding deposit' to reserve it. If the tenancy goes ahead this will be deducted from the amount due when you 'check in'. If you decide not to proceed, or fail to provide accurate information in your application the deposit becomes forfeit
Usual procedure is satisfactory references from your employer (or college) current or previous landlord and also a personal (character reference), and in some cases a Guarantor. A credit check is also undertaken.
Rents are collected per calender month and payable monthly in advance. The tenant is also responsible for Council Tax, Water, Gas, Electricity and telephone bills. Rents are paid via standing order to our bank account.
A stakeholders deposit is required (minimum one months rent) and is held by ourselves in a client account throughout the term of the tenancy. This covers damage and breakages, and other liabilities under the terms of the tenancy agreement.
